Exterior Façade Restoration & Interior Renovation

The Metropolitan
Philadelphia, PA

A complete exterior restoration program accompanied a phased interiors upgrade program in a largely occupied building.  The original steel-framed casement windows were fully restored as the polychrome terra cotta veneer decorating the 22nd and 26th floor level façades.  CVM managed the complete exterior program as the at-risk design-builder.


Hill House

Exterior Façade Renovation

Hill House underwent a complete façade renovation and repair that included window replacement. Structural deficiencies that led to recurring brick masonry distress in bay regions was overcome by recladding the bays with a curtainwall system that matched the windows. The project was performed on a fully occupied building utilizing a Design-Build project delivery method. In addition, CVM also conducted repairs and renovations to the Hill House parking garage.



Façade Restoration

Locust Point
Philadelphia, PA

Locust Point received a complete façade restoration that included replacing the original steel-framed hopper windows with custom aluminum framed, insulated glass window units, as part of a conversion of the property into concominiums. CVM was the at-risk construction manager for the exterior envelope portion of the overall construction program.



Façade Rehabilitation

The Packard Building
Philadelphia, PA


CVM developed and implemented a formal repair program for stabilization and restoration of critical portions of the decorative glazed architectural terra cotta & concrete façade of this eight-story landmark structure, located prominently on North Broad Street in center city Philadelphia. Known originally as the Packard Motor Car Building, this manufacturing facility was converted to high-end residential housing in the mid 1980’s. The building is on the National Historic Registry.

CVM performed a detailed envelope assessment to provide the Owner with a comprehensive picture of the condition of the façade, comprised of terra cotta from the sight lines of Broad Street, and concrete for the less visible portions of the building. Considering the building’s age and extensive use of corbelled hung terracotta, the prognosis was surprisingly good, identifying only isolated areas of distress. CVM completed a comprehensive repair and restoration program after investigation efforts zeroed in on the isolated areas of distress. The major repair/restoration initiative was successfully completed in 2003, meeting the approval of the Philadelphia Historical Commission.  Extensive concrete restoration completed the façade program in 2007.



Life Safety Assessments & Water Infiltration Mitigation

Chancellor Properties

CVM Facilities Renewal performed a comprehensive Life Safety Inspection & Mitigation Program for one of Chancellor Properties’ high-rise apartment buildings in center city Philadelphia. In addition to the identification of potential life safety hazards, CVM worked closely with a specialty masonry repair contractor to remove or stabilize the potential hazards and address high priority areas of façade distress that were resulting in water infiltration and damage to interior finishes at several valuable penthouse apartments. CVM is presently working with Chancellor Properties to develop a long-term strategy for preservation of this valuable asset.



Property Management & Preservation

Arbordeau Condominiums
Devon, PA

The Arbordeau Association property includes eight multi-unit residential complexes, clustered around central landscaped plazas and driveways above underground parking. For the past 6 years, CVM has developed and implemented major capital and long-term repair and maintenance programs to address moisture infiltration and premature deterioration of the envelope systems. These programs initially focused on the plaza level decks over parking areas, later expanding into the facades. CVM performs annual preventive repair and maintenance programs for the Association, following prioritized renewal programs that are jointly developed by CVM and Arbordeau's property management team.
